The winner has been chosen: the Hansaallee neighbourhood continues to take shape after the ideas competition

Munich,28 . February 2022 – The next milestone for ZAR Real Estate Holding’s project on Düsseldorf’s Hansaallee in the Oberkassel district has been reached. In an architectural competition, the vision for the 2.4 hectare site was sought and found. The winning design is by Baumschlager Eberle Architekten together with Planstatt Senner.

In cooperation with the state capital of Düsseldorf, the developer ZAR Real Estate Holding and the local project development company ZARWEB have launched a two-stage urban planning and open space planning competition for the Hansaallee site. As part of this process, teams of urban planners, architects and landscape architects developed urban planning concepts for a new urban use with a focus on housing. The interested neighbourhood and the public were able to follow the process in several steps and contribute suggestions to the designs. The design by Eberle Architekten and the landscape planners Planstatt Senner won the competition. The winning design shines particularly through the interlocking of residential, working and social uses, thus creating an urban and future-oriented quarter. Prof. Christa Reicher, head of the “Urban Planning and Design” department at RWTH Aachen University and chair of the jury, explains the
decision: “The competition was worthwhile in every respect because it produced five exciting alternatives for the prime site. The decision was not easy. The winning design best implemented the themes of future viability, sustainability and identity.” Cornelia Zuschke, the city of Düsseldorf’s councillor for planning, construction, mobility and real estate, adds: “The development of the neighbourhood is in the
area of tension between urban density, mixture and diversity to create very different, in part finely structured neighbourhoods, and it thus unfolds its own character, but responsibly takes up the references to the surroundings. Mobility, infrastructure with schools and daycare centres connect the new urban area with its surroundings – a successful transformation of an industrial site into an integrative urban building block”. “ZAR Real Estate has made it its business to plan neighbourhoods today for the day after tomorrow. With the winning design, we can also implement this maxim in Düsseldorf-Oberkassel,” says Martin Hofmann, Managing Director and CDO of ZAR Real Estate Holding. And Christian Weber, ZARWEB Managing Director of the West Region, is also pleased about a constructive and successful ideas competition: “We
